The Challenge

Ponding Water, Two Active Leaks, and a Building That Couldn’t Close

A two-tenant office building with a failing built-up roof: standing water after every rain, two leaks dripping into a hallway and a server room, and a property manager who needed the fix without displacing anyone. Patching had already failed twice — the membrane had aged past the point where coatings could bond reliably.

Our Approach

Phased EPDM Install, Nights and Weekends Where It Counted

We re-sloped the worst ponding zones with tapered insulation, fully adhered a 60-mil EPDM membrane with heat-welded seams, and rebuilt every curb, drain, and penetration flashing. Loud work ran before 8am and after 5pm; tenants got a one-page schedule every Friday. Final package included drone photos, a 20-year manufacturer warranty, and a twice-yearly maintenance plan.
